One acre bare-land lot situated above a no-thru road (Eagleridge Road). Expansive forested Crown land tenure above the lot. Lot orientation is SW exposure - great for solar power opportunities! The lot is forested and gently-sloping (average ~20% gradient) - the forest cover is predominately spruce, birch and fir. There are a number of dead standing spruce trees on the lot - easy-access firewood! The mountain views from the lot are truly spectacular! Wildlife abounds in the area - moose, black/grizzly bear, deer, cougar, lynx, bobcat sign/tracks have been observed (I saw a large grizzly bear feeding on the lot during springtime!).

Bralorne is located in the South Chilcotin Mountains, bordered by the Coast and Bendor Ranges. The mountain scenery is spectacular, with towering peaks in every direction. The climate is cold and temperate; Bralorne has significant rainfall but also sees plentiful snowfall in the winter! July is usually the warmest month with January typically the coldest month.
Bralorne (Population ~79) is accessed primarily by the all-season, 2-wheel drive mixed gravel and paved Road 40 (Lillooet-Pioneer Road) - approximately 112 km from Lillooet passing through Gold Bridge (~11km NW of Bralorne). Gold Bridge has a small general/hardware/BC liquor store/post office, motel, and tire repair/fuel services.
Alternatively, the Hurley Forest Service Road NW of Pemberton (4-wheel drive/high-clearance vehicle recommended) is open from ~May-November (the road is not plowed during winter, as it traverses a high-mountain pass and numerous avalanche paths).

Bralorne is known as a winter lover's paradise with endless mountain/forested terrain to snowmobile, backcountry/cross-country ski, sled-ski, snowboard, snowshoe, ice fish, winter camp and ice skate on frozen lakes!
The remaining seasons offer unlimited hiking, climbing, mountain biking, hunting, horseback riding, ATV/dirt bike riding and 4x4 exploration of endless roads/single-tracks, camping, fishing and wildlife viewing opportunities.
The area is truly an outdoor recreation enthusiast's paradise!
Some of the neighbouring lots (varying sizes) on Eagleridge Road have yet be developed - I have observed that the developed surrounding lots are mostly recreational properties and not lived on full-time.......
*NOTE: Power lines are in place part way up the road above the abandoned mining town of Bradian (Pic #2) - I did observe a line/pole up the hill above to a lot below Eagleridge Road, so the potential exists to have power imported to the lot....

I am selling my lot due to changing life priorities - my intentions and dreams have shifted and investing time and money into developing the lot do not align with my future goals.
Hopefully, this lot aligns with your dreams.......?
